Hotel Gotham leads Manchester's RevPAR

Hotel Gotham is a five-star hotel located at 100 King Street, Manchester. The hotel is an incredible imposing building designed by Edwin Lutyens in 1928 and was formerly the home of the Midland Bank. The style and character of the hotel is based around the building history as a bank –toiletries sitting on gold bars, moneybag ‘do not disturb’ signs and piggy bank shortbread in rooms.

 Opened in 2015, Hotel Gotham was the baby of the inspirational hospitality leader Robin Sheppard.

Hotel Gotham comes under the Bespoke Hotels portfolio which was founded by Robin Shepard and Haydn Fentum in 2000. Before the joining forces with Haydn Fentum, Robin Sheppard had a very impressive career, GM of several five star properties including – The Lygon Arms, The Royal Berkshire.

•        60 guest rooms comprising of Club rooms,Executive rooms, Director rooms, Gotham Suites, Bank Manager Suites and Inner Sanctums

•        Honey Restaurant

•        Club Brass – private members only bar with rooftop terraces.

VROOM was lucky enough to be a part of the initial opening team, starting work with the team Dec 2014. The initial project encompassed all areas of Revenue Management including:

•        Overseeing the installation of PMS and all other required systems – Channel Manager, GDS, Booking Engine.

•        Strategy for pricing

•        Defining room configuration, rate plans and polices

•        Price strategy and offering for corporate and group/event market

•        Setting up all the OTA’s and other distribution channels

•        Forecasting and Budgeting

•        Recruitment and training of Reservation team

 

Due to VROOM's success during the opening of the hotel, our contact was extended and we are proud to say that 5 years later we are still looking after all Revenue Management aspects of the business.

Since the initial opening project VROOM has continued with the following services:

 

•        Daily multiple yielding or rates and restrictions.

•        Weekly Revenue and Sales meetings with the relevant team members

•        Monthly review meetings with the Directors of Bespoke

•        Forecast and Budgeting

•        Coaching and Training of relevant team members

•        Pricing for Event and VIP group stays

 

Even in the very competitive market in Manchester with the likes of the hotel openings, Hotel Gotham continues to achieve the highest RevPAR figures in the city.

During the first year of trading Hotel Gotham beat the budget set for every month in all areas.

Hotel Gotham continues to have the first best results in the city.  With RevPAR results being on average £50 more that the competitor set. Due to micro revenue management on peak nights, mainly Saturday nights a RevPAR of £80 more than the comp set has been achieved during 2019.  

The above RevPAR results are taken from STR reports.Smith Travel Research are the leading hospitality industry analytics company.  The STR report is a bench marking tool that compares a hotel performance against a group of chosen competitor properties.
