Hotel Gotham

The Hotel Gotham is a five-star boutique property located in Manchester City Centre. It is part of the Bespoke Portfolio and is the inspiration of Robin Sheppard.

Objective

VROOM’s main objective was to fill occupancy prior to and immediately from the opening of the property in 2015 to reach the budgeted figures as well as being the best, and most successful hotel in Manchester. In order to achieve this objective, VROOM were part of the Opening Team 6 months prior to its opening.

Solution

As with most hotel openings when Revenue Management is concerned, the initial project encompassed all areas of Revenue Management from carte blanche. Including and not limited to:

- Software selection and setup (PMS / Channel Manager / GDS / Booking Engine)

- Pricing strategy

- Definition of room configuration, rate plans and policies

- Pricing strategy and promotion per channel

- OTA and other distribution channel setup

- Forecasting and budgeting

- Recruitment and training of the Reservation Team

Outcome

VROOM’s success primarily came down to the numbers, the hotel’s first year results beat the initial budget across all of the key variables i.e. Occupancy, ADR and RevPAR. Not only this, the property continued to achieved the highest RevPAR every month since opening vs STR reports. As testament to their success from the very beginning with this property, VROOM continue to work closely with this property to present day.
